$49900 1907 Historic home needs appreciative owner (ad by neighbor)

OK, I am not the realtor/owner... I am a neighbor who's interested in finding an owner-occupant! :)

This is a 1907 Queen Anne-Colonial Revival house in the Old Wilson Historic District in downtown Wilson, NC, about 3 blocks from the courthouse (4 blocks to Imagination Station, 6 blocks to library, 5 blocks to train station...).

The good news:
It's about 3574 sf, 2 floors, large wrap-around porch, fenced backyard, one neighboring lot is vacant & could possibly be purchased for additional yard, slate roofing and some tin roofing, has nice wood floors throughout, new tile flooring in kitchen, stunning staircase, gorgeous & unusual mantel in living room. As an owner-occupied house, it could be made into a luxury house for probably under $150K total price (my extremely rough estimate!).

The bad news:
It's a bank-owned foreclosure, was made into a duplex around 1980 (each apartment has a tax value of $77,160), the train tracks are extremely close by, is zoned for Hearne or Vick Elementary School, Toisnot Middle, Fike High, needs roof repairs, some ceiling repairs, all ceilings appear to be dropped to some degree, kitchen will need all new cabinets & appliances, probably needs new HVAC systems (both up & down), front porch needs to be repaired, has had some windows replaced (and poorly so), had vinyl siding applied (and there are some holes in that), I'm sure you'll want to redo the bathrooms (has 2 now, could probably make a stunning bath/closet combo out of the upstairs unit's kitchen), and you'll want to take down the partitioning walls between the two apartments. We have many, many rental units in the area right now & they're not doing so well, so buying this as an investment piece is probably not the wisest decision.
